P&Z advances request to rezone for an 86-unit apartment complex

Development of a new apartment complex received initial approval on Monday from the Webb City Planning and Zoning Commission.

Commission members voted unanimously to send on to the City Council Nick Gratton’s request to rezone 5.68 acres fronting Prairie Flower Road from commercial to multi-family residential (R-3). There was no opposition.

Gratton’s plans call for 86 units to be built along West Sixth Street, which is undeveloped. The two existing lots are 533 and 633 Prairie Flower Road. They are south of Englert Body and Frame Shop. There’s an existing house at 633 Prairie Flower Drive, which Gratton says will eventually be removed.

Pending approval by the City Council, Gratton says he hopes to begin construction in the fall.

“I think Webb City needs some nice apartments,” he says.

Gratton is part owner of KND (Ken, Nick and David Gratton) Auto Sales, 825 W. MacArthur Drive, and he has worked in the family’s concrete business. “We know how to build,” he says, noting that they built the large KND building, along with the rest of the lot.

There was neighborhood opposition to a second request to rezone 1751 Stadium Drive from single-family residential to commercial.

Flood plain questions also hurt Zachary Gilbert’s plan to provide a dog business for his daughter to operate.

Although the commission voted unanimously to deny the request, Gilbert has the right to appeal the decision to the city council.
