Rezoning for duplex advanced to City Council

A request to rezone a single-family residential lot for a duplex at Zigler and Sixth streets was advanced on Monday by the Planning and Zoning Commission.

Jeff Eberhart said he plans to tear down a shed on the site and build a duplex (R-2).

Nobody appeared in opposition, and Tina Knight, permits clerk, said she had not received any letters or calls in opposition. City Administrator Carl Francis said he had received a “concerned” call from a neighbor a block away.

Eberhart has had the lot surveyed with the intention of splitting it because the area where he wants to build the duplex is behind (south of) a small single-family (R-1) house (with a for-rent sign) at 1326 W. Sixth St.

Access to the duplex would be from Zigler Street.

Francis suggested it would be easier to just rezone the entire lot, which would not affect use of the existing house. And if it were to be replaced, it could be either R-1 or R-2.

Eberhart’s request to rezone the entire lot will be on the City Council’s July 27 agenda for first reading.

 

Failed apartment complex proposal will be back

Francis told the P&Z members that he thinks “it’s worked out for the best” that Nick Gratton’s planned apartment complex failed on the City Council’s second reading when there was no second to the motion to approve it.

Gratton’s rezoning request passed P&Z and was accepted on first reading with no opposition.

However, Francis said Gratton’s plan was premature. “He will be back once he understands what he can and can’t do,” Francis predicted.

Gratton also wants to place a billboard on Prairie Flower Road as it approaches MacArthur Drive (Highway 171).
